Affin Invest Plus is a term loan extended to limited company for investment purpose i.e. acquisition, financing, refinancing and sub sale of both completed and under construction residential property and business premise.

The company must be incorporated in Malaysia and a special or single purpose property investment company.

Terms and Conditions

 
  • Loan amount : Minimum RM100,000 and Maximum RM3,000,000
  • Margin of Finance (MOF) : Residential - Up to 60%; Business Premise - Up to 85%
  • MRTA Financing = 5% (MRTA = Mortgage Reducing Term Assurance)
  • Tenure : Maximum 20 years
  • Retention:

    • Residential
      •  Applicable to settlements within 3 years from date of first disbursement
      • Penalty amount :

        • 2% of original loan amount if redeemed within the 3 years
      • No lock-in period for subsale financing

    • Business Premise

      • Applicable to settlements within 3 years from date of first disbursement
      • Penalty amount :

        • 2% of original loan amount if redeemed within the 3 years retention period

      • No lock-in period for subsale financing
